West Pune's Green Township Corridor on Paud Road
Bhukum is a fast-emerging locality on Paud Road in west Pune, next to Bhugaon and Manas Lake, offering township flats and plots at a steep discount to Kothrud and Bavdhan. It attracts Hinjewadi and Baner-Balewadi professionals plus land investors betting on the Paud Road corridor's hillside-and-lake setting.
Bhukum sat quietly in Mulshi taluka until developers began building lake-facing townships along the Bhugaon–Bhukum stretch of Paud Road (NH-753F), and its inclusion in Pune's expanding municipal limits accelerated interest. Registrations have been brisk — roughly 86 sale transactions between mid-2025 and mid-2026 at a median of around ₹9,100 per sq ft for new township stock, though compact 1 and 2 BHK units in budget projects still start near ₹37–40 L. Buyers are typically IT professionals from Hinjewadi (about 17 km) and Baner-Balewadi who want greener surroundings within driving distance of Kothrud. The key strength is environment — Manas Lake, hill views, and big-name schools like Sanskriti and Indus International on the doorstep. The weakness is a single two-lane lifeline: Paud Road chokes at Chandni Chowk in peak hours. The completed Chandni Chowk multi-level interchange on NH-48 and the Vanaz–Chandni Chowk metro extension (Corridor 2A, under construction) are the fixes buyers are betting on.

Compact 1 and 2 BHK flats in budget projects start around ₹37–45 L, while 2 and 3 BHK units in premium lakeside townships run ₹60–80 L+. New township stock has registered at a median near ₹9,100 per sq ft (86 transactions from June 2025 to May 2026), though older and smaller-format projects transact well below that.
Bhukum's asking prices have been rising quarter-on-quarter faster than the west Pune average, driven by township launches and the Chandni Chowk interchange easing access to NH-48. It suits 5-year-plus investors betting on the Paud Road corridor; it is not a rental-yield play yet, as tenant demand is still thin compared to Bavdhan or Hinjewadi.
Bhukum is about 7 km from Chandni Chowk, from where the NH-48 bypass leads to Hinjewadi Phase 1 (roughly 17 km, 35–50 minutes in peak traffic) and Karve Road leads into Kothrud (around 9 km). The under-construction Vanaz–Chandni Chowk metro extension will bring Line 2 within about 7 km of Bhukum.
Bhukum is unusually strong on schools for a peripheral area: Sanskriti School's Bhukum campus and Indus International School are within 2–3 km, with Vidya Valley and MIT-group institutes in the Bhugaon–Lavale belt. For healthcare, Sanjeevani Hospital in Bhugaon handles routine needs, while Sahyadri (Karve Road) and Deenanath Mangeshkar are 11–13 km away.
